Minor General Plan Amendments and PUD Rezone

The North Park GPA and PUD rezone applications will allow for the development of 6,354 acres of Arizona State Trust Land located west of Hwy 17 between the CAP canal and Loop 303. Since the initial submittal of the applications in September 2024, the City of Phoenix required an expansion of the General Plan Amendment area to include adjacent right of way and true up the adjacent map areas to provide consistency around the boarders of the PUD area. The updated acreage of the GPA area is 7,418 acres (a depiction of this area can be found HERE). NorthPark will provide a historic donation of approximately 2,100 acres of open space to the City of Phoenix to expand the Sonoran Preserve and allow for public access to open space for residents of the community and the greater area. NorthPark will develop with a "Park-to-Park" concept that established significant open space requirements within the planned community and connects private open space to public open space and preserve lands. The project will connect the planned and current development of the TSMC Arizona campus north of Loop 303 to the residential communities to the south of the CAP canal.
